The Bulgarian Property Purchasing Process
Despite what you may have heard, it is not difficult for a foreigner to purchase properties in Bulgaria. It may seem long winded and a lot of paperwork to be completed but in reality, it should only take between one to three weeks from signing of initial contract to completion. With the opportunity of power of attorney you may only need to stay in Bulgaria for 3 to 5 days to complete the deal. We aim to provide a fast and efficient purchasing service to clients as we know the pressures of time that people have in their day to day lives and would not wish to delay our customers for any longer than necessary.
The main procedures are listed below. Our legal team will take care of all of these for you and only require your agreement and signatures on the relevant documents once we have translated each step to you using an officially certified translator.
If you are unable to visit Bulgaria but have decided you wish to purchase a property that you have viewed on our website, please contact us as it is possible to purchase without being physically in the country. Due to the fast moving property market in Bulgaria, we would advise that a 10% deposit be transferred to secure any property that you see prior to your visit in order to avoid disappointment.

Purchasing Procedures Explained:
Find your property or properties of interest through our website search for properties section.
- Contact us with the reference number of the property or properties.
- At this stage, please ask any questions about the properties that you are unsure of or request further photographs (if available).
- Decide if you wish to travel personally to Bulgaria to view the property immediately or alternatively you can place a *10% deposit via bank to bank transfer which will reserve the property for you for a period of 30 days in which time you can arrange your trip. (*Please note that the initial reservation deposit is not refundable if you decide to change your mind about buying the property, or exceed the 30 day reservation period before concluding the deal. Therefore, please be as certain as possible before placing the deposit. If you do purchase the property, the amount is deducted from the total amount payable).

- Once you have settled after arrival in Bulgaria, we will take you to view the property or properties of interest to you. There is a small fee of 30 euros per property viewed and this is payable in advance. It will be deducted from the purchase price if you decide to purchase the property. If you are viewing more than one property within a 5 km radius of each other then you will only pay 30 euros in total.
- On arrival at our office after viewing the properties of interest, you will be asked to sign a preliminary contract and, if you have not already done so, deposit 10% of the purchase price with us to secure the property and remove it from the open market.
- If you are a non-Bulgarian citizen, as a formality, to enable you to purchase land that comes with your house, you must by law, set up a company. This is a simple procedure and our legal team will guide you every step of the way. Contact us for a full explanation of the company set-up and costs involved.
- Once all relevant documents have been checked and verified by the Notary and the new Title Deeds prepared in your company name, you simply sign the deeds and the property is yours! Remember, the above may sound complicated but in reality, it is a straightforward procedure, so dont worry, let us take care of it for you.
